The proposed condition is actually not about the specific septic system but reducing the lot size. Since this will be a smaller lot that uses a private septic system, an okay from NHDES will be needed. I don’t believe NHDES approves the lot line adjustment but we will need their okay that the reduced lot size is acceptable (in the event the septic system needs to be replaced in the future, in the same or another location on the lot). I would not anticipate any problem as I believe that Bob Stowell, their engineer, sized the lot with this in mind. I want to address the following statement noted on the Bagdad Road #93 – review: NHDES. According to Bob Stowell, both lots have approved septic systems but the approvals are fairly old. Since Lot 8-6 will be reduced to 1.7 acres, an okay should from NHDES is needed as a precedent condition. The home located at 93 Bagdad (Lot 8-6)was built in 2006/2007. An approved 6 bedroom, 2000 gallon septic system with a leach field bed was built per plans and Specifications drafted by NH Soils in Newmarket, NH. The system has been maintained meticulously over the last 12 years with pumping scheduled for every 2 years. This is a very new system and will not be disrupted with an approval of a lot line adjustments. The septic is located at the far east of the lot, far from the lot line adjustment request.
