While I appreciate the financial viability offered by a larger development effort, the proposed size, scope and scale is simply unacceptable to me as currently proposed and understood. As a resident of Durham and property owner on Beards Landing, I and others will be directly impacted both during and after construction. While not an exhaustive list, here are some of my larger concerns: 1. The proposed development materially changes the land use on Young Drive. This change in land use and the infrastructure needed to support the proposed dramatic increase in population density should be considered, including the impact on and to provide services to support said use, ambient noise, traffic, exterior lighting and otherwise. Said simply, it’s a lot of building, a lot of new services and a lot of people on a relatively small parcel of land. 2. The proposed development infringes, impedes or alters Beards Creek, the immediate land that protects this precious resource, and the other lands that surrounds Young Drive including the Bay View community. Based on the proposed plan as I understand it, the buildings footprints, placement on the property and overall height simply don’t fit onto the parcel of land without variances indicating that the structures are too large for the land to support. 3. My home on Beards Landing and specifically the view from home and back yard would forever be changed by the proposed development. Location near to downtown Durham but with the natural beauty of Beards Creek and the surrounding lands is what makes Beards Creek and the other neighborhoods surrounding Young Drive so desirable, and is something that must be preserved. I would like to be involved in the discussions with the Town of Durham, the developer for Young Drive and other interested stakeholders. I remain committed to finding an agreeable solution for all involved and look forward to hearing about alternatives to the project as currently proposed to address the concerns raised.
