To the PB,
The Planning Board asked for written confirmation from the Town Engineer that 
the approach to the shared driveway for the subdivision is acceptable, particularly 
the condition of the existing pavement.  Please see April Talon’s comments below.

Note that April’s comments apply only to the shared section that is to be 
improved.  The lower section, situated on and used exclusively by the rear lot is in 
pretty bad condition, but that section is beyond the purview of this subdivision.

The plan shows an improvement to the top of the driveway resulting in a 4% 
downward grade from Newmarket Road.  We discussed this yesterday at the 
TRG.  The design will need to be modified to provide for a shallower landing (less 
than 4%) at the juncture with Newmarket Road.  If acceptable to the Planning 
Board, it could be a precedent condition that this driveway profile be adjusted to 
be approved by DPW (and probably NHDOT).

Hi Michael – the improvements that have been proposed for this shared driveway 
(including the additional 4 FT shoulders on either side of the existing 12ft section) 
are adequate. The condition of the existing pavement is fair and will hold up 
sufficiently well for two residential lots. I would recommend that the engineer 
further improve the existing sight distance by flattening the slope of the driveway 
as it meets Route 108. From my discussions with Mike Lynch, this was discussed 
during the initial site visits and would be something the owner would be willing to 
do.
